This is preconstruction consulting that allows our clients a better understand what their project options are and how certain aspects may affect the cost of the project. This often relates to a restoration, remodel or addition.
This is “we are ready to go, but don’t know where to start” help. This typically includes assistance with putting your ideas on paper and making sure you understand how portions of your project desires will interact with each other. Up to full drawings for bidding purposes or for putting you project out for bid. Depending on the project we may pass our drawings off to an Architect or Engineer for the final draft.
Folks often fall in love with big old mansions or “old Victorians” and want to buy them with no understanding of what maintenance is required or the relative condition of the components. The service we provide is NOT a home inspection. We go over the home and bring to your attention the upcoming maintenance or replacement costs that will most likely be associated with the residence.
This service is typically performed for large older homes with items like box gutters, wood windows, lots of exterior wood mouldings, metal or copper work, slate, tile or wood shake roofs, stone exteriors, expansive patios, aging front doors and all thing similar. That doesn’t mean we can’t assist with simpler situations and homes.
Legal Case Investigation and Reporting
Unfortunately, some folks are not aware of our services until it is too late. We often are hired by homeowners that have suffered through a bad experience. The homeowners are seeking justice but the legal team needs to understand what exactly is wrong and what would typically be considered "acceptable" even if the homeowner isn't happy. In these cases we meet with the legal team and the homeowner to get a sense the concerns, then we do a thorough evaluation of the home, structure or property and writ up a report that clarifies all of the concerns we have been made aware of by the homeowners and the legal team as well as our findings. Once the legal team has identified what they feel appropriate to pursue we create another draft that only includes the concerns that are viable. (Such as your builder may not be responsible if you don't like the color of the paint you chose, but the builder is most likely responsible if the paint is peeling off the walls. We also do expert witness work.
Often the dedicated DIY’er wants to take on a project that they are mostly capable of, but they need a little bit of help along the way. We are here to help as much or as little as you would like.
